Painting is usually completed in a day depending on the room, the size of the project, the type of paint and the number of coats. Dark hues may require multiple coats, resulting in an upcharge outlined during the consultation process. However, a lighter paint may go on in only two or three coats. For single room projects, painting may last only a few hours while whole home repaints may require a larger crew and more time.

This article with comments was terrific - it was so informative. I found the advice useful. It addressed specifics like the condition of the dry wall surfaces, any additional repairs such. pin holes, chalking, smoothing of wall surfaces, absorption of paint and number of coats that may be needed. It should also include insurance coverage, and reflect the clean-up afterwards. Having a written contract with the company's letterhead is a must. http://youtube.com/watch?feature=youtu.be&v=b6_WEt9k_Hw

Take and pass your contractor’s certification exam. Like the licensing requirements, the content and format of the exam will vary depending on your location. However, the test will almost always include a comprehensive written section, on top of which you may be asked to describe or demonstrate key skills. Upon passing your exam, you’ll have between 1 and 4 years to complete the process of formally registering your business.[10]

Third: The contractor buys the materials. We get them at a better rate and customers really don't know what they are getting into by being a material racer. Once again, I'm not referring to the guys that paint a bedroom or 2 a week. Tell the homeowner to go grab 50 gallons of paint, $300.00 worth of sundries and related job cost items and I'd be interested to see how it works for them....IT WILL NOT. And if were talking about people getting taken advantage of here, the paint suppliers with no relationship to a homeowner will 100% GOUGE the customer and completely take advantage of them with pricing. Contractors will pay nearly half the price and will still save the customers money marking up paint 10-15%.

Homeowners with wood siding have the option of staining or painting siding that has been worn down by the elements -- especially if they need to increase its defenses against the sun or extreme humidity. Holes, missing pieces or other problems will increase the overall cost of the painting project. You can expect to pay between $700 (~250 sq. ft.) and $2,000 (~1,000 sq. ft.) to paint wood siding, but this project will also help to protect the home's exterior from more extensive repairs down the road. http://www.youtube.com/e/b6_WEt9k_Hw
Second: all the tricks of the trade in regard to "cheating" customers is for hustlers and cheaters and NOT established businesses. At the end of the project the job should come out looking professionally painted as specified in the contract. A selected color that takes multiple coats that was not calculated by the contractor should cost more money. It's not the fault of the painter.
For interior paint I prefer the semi-gloss, provides a very subtle sheen and is super easy to clean -no flaking, chipping, etc. I've painted a lot, and found that Sherwin Williams Ovation paint has been the easiest to use, and provides the best coverage. I even painted my ceilings with it and WOW! I was done it no time at all, with perfect coverage.
My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.

We used FHP to paint the interior of our home and were very satisfied with their work. Joe, the owner, was always available to answer any questions I had. He put up samples for us in each room so we could choose the best color. They prepped the house well and the end product was more than expected! His price was fair compared to competitors. FHP finished the project in a timely manner . He even offered to come back and touch up the paint after we have moved in ! I would recommend FHP for any job!
I am getting quotes to paint the exterior of a 2,500 sq ft split levei home that just had all new windows and pre-primed Hardiplank installed 3 months ago. the quotes are up to $2,500 different ranging from power wash, prime again 3 coats of paint to no powerwash needed so soon and one coat of paint.. Spills and spatters happen, regardless of how careful you are. It’s a lot easier to pre- pare for them than to wipe them out of your carpeting or off your wood floor later. All it takes is canvas drop cloths in your work area (a 4-ft. x 15-ft. cloth costs $15). The thick canvas stays in place, so you don’t need to tape it, and you can use it to cover any surface. Plastic drop cloths are slippery to walk on or set a ladder on and don’t stay in place. Even worse, paint spills on plastic stay wet, and they can end up on your shoes and get tracked through the house. Canvas is slippery on hard floors, so rosin paper ($10 for 400 sq. ft. at home centers) is better over vinyl, tile and hard- wood. Tape the sheets together and to the floor to provide a nonslip surface.
Interior projects have four stages: preparation, painting, drying, and cleanup. We’ll keep you posted throughout the project, and homeowners are welcome to stay for all stages of the process. When John Moore’s painters prepare to paint interior walls in your home, we cover your furniture and floors with a dropcloth and wear foot covers to avoid tracking in mud, dirt, or paint into your home. Then we add painters tape to sections of the wall or ceiling that are to be left unpainted or are to be painted another color, depending on the pattern and area. We then take care of any necessary sanding and priming.

They arrived on time. Promptly began setting up, prepping the house and finished in projected timeframe. Walked the house outside before the job and afterwards. Went over every piece of trim to make sure it was completed. Workers were very professional and accommodating. I would highly recommend this company. Owner of company came to check on the job 3 times to make sure all was being done as expected. I had gotten 4 estimates for painting the trim. While some were slightly cheaper and two others slightly more, I firmly believe you get what you pay for and the quality starts with prepping the trim correctly to ensure it last a long time. Just had a gut feeling with the thoroughness of how the owner presented the estimate and walked the job first, it would be done right and it was...
Whether you decide to do the preparation work yourself or have a professional do it as part of your project, proper preparation makes all the difference in creating a smooth and lasting finish. Sure, it adds to your the total time and money spent on your project, but it's certainly worth doing the job right the first time. Otherwise, you'll spend additional time and money down the line on maintenance and repairs. To ensure proper preparation, follow this process before painting your home's exterior (keeping in mind that the process may vary based on exterior materials):
We had a bad experience with an interior painter years ago, with the crux of the problem being him overcharging us at the end for "extra work" he didn't anticipate. One thing I'd strongly recommend is making sure it's in the contract that any additional work or growth work is estimated and communicated to the owner as soon as it is identified, otherwise the owner is not liable to pay it at the end.

I am a painting contractor and have been since 2001. Make sure the estimate provides in writing: What is EXCLUDED as well as INCLUDED. It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.

"WONDERFUL! From the initial phone call to the end results.. I couldn't have been more pleased. The crew was professional, courteous, respectful and they cleaned up after their work. The price was reasonable and most importantly the work was worth EVERY penny. I will gladly do business with this company again. I STRONGLY recommend them. It was such a pleasure."
to be the devils advocate i have been a building contractor 20 of the last 30 yrs. i do know that if you go to a higher sheen of paint and or darker colors then any imperfections in the walls will show up much more dramatically…therefore the painter or a good drywall finisher is needed to prepare the walls extensively. this could cause more expenses…for it takes a lot of time to prep walls (smooth walls..not textured walls) and this cost has to be absorbed.

I've seen this article sent out 4 times now. It's out dated in terms of today's "Scams." Paint stores haven't charged more money for deeper paint colors in over 15 years. Also Water downed paint? Seriously? That would never happen in the real world. And Wall repair? what painter would ever not assume wall repair as included? This article is a waste of time and should be taken down or edited to reflect actual scams of todays times.

We needed some work done on our newly purchased home and got in touch with Home Sweet Home. Albert was very quick to respond and always easy to work with. We had our popcorn ceilings removed and all upstairs carpets removed to add wood floors. Every thing was done within a week and it came out so beautiful. Albert was always in touch during the entire process and he always answered the phone when needed. I really appreciated the daily updates and early work hours because it allowed me to go to the house in the evenings to see the progress. Highly recommended for anything you need!

This is an area that interior painters can easily cut short to save time. Most contracts don't state the extent of the wall repairs included, so it's up to the painter's discretion how much they will do. If it seems like too much work, they'll usually point out the repairs but don't include it in the bid. They'll then ask you if you'd like it fixed after they start your project and let you know how much more it will cost.
Every home has details that can be accentuated for amazing looking visual appeal and first impressions.  The key is to not make the wrong details stand out.  Entryways, windows, shutters and other details on the home can be painted to make their design noticeable.  However features such as gutters, downspouts, external air conditioning systems, unevenly proportioned windows and protruding garage doors should not be completed to draw attention to them as this will provide a negative results. https://www.youtube.com/watch?v=b6_WEt9k_Hw&feature=youtu.be
Complete the EPA’s Renovation, Repair and Painting (RRP) program. As of 2010, all painting contractors in the United States must be officially certified to work with lead-based paints. The purpose of the RRP program is to inform new contractors about the risks and proper safety procedures for working on properties that contain hazardous materials.[2]

When it comes to home maintenance, exterior painting is one task that is best left to a professional. Painting contractors have the experience and the manpower to do the job properly and efficiently. They can also recommend the best type of paint for the project, taking climate and building material into consideration. While you may be tempted to save money and turn this into a do-it-yourself project, your safety is important—professionals will have the special equipment needed to get up high and, more importantly, their own insurance, shielding you from liability. But there is a con: working with the wrong contractor. Be sure your contractor is insured, has a good reputation, and offers the best cost estimate to ensure you get the job done without any headaches. We asked Benjamin Moore’s Craig Bunting and Farrow & Ball’s Josephine Rance for tips on finding the right painting professional—so you can sit back and enjoy the finished product.

I am in northern Nevada and you have not yet gotten sufficient responses to provide a painting cost chart showing the averages.  I do have a quote from an outside (Not Homeadvisor referral) painter who is local for $2,750 for soffits, patio cover and posts, Garage facia (redwood clapboard above (~300 ? Sq. Ft.) on a 2046 Sq. Ft. home where the walls are 9 ft tall and it is fully stuccoed with plastic stucco surfaces, so not being painted.

I was looking for someone to paint my kitchen cabinets and shutters white. Jose came out and gave me an estimate. I had talked to other painters but they either didn't call me back with a quote or were too expensive. First impression of this company was professionalism and eager to do an excellent job. Cabinets and shutters were painted right before Thanksgiving and when my family saw my kitchen, they were amazed and impressed. This company did a beautiful job with my cabinets and shutters.
As a former professional painter, something that drives me crazy is when I see painters cut in around wall plates. First of all, the amount of time that it takes to cut in is usually much longer than the amount of time that it takes to simply remove the wall plate. Secondly it does not look nearly as clean as it does when the wall plate is removed and thirdly it can invariably leave paint on the wall plate itself which also looks sloppy. Make sure the painter takes them off and then reinstalls them. It's less time.
basic formula? single color exterior labor only ranges from $0.85 to $0.95 per sq foot as a BASE starting point. Prices go up depending on multiple colors, slope of surrounding areas, multiple stories..etc.Some painters charge per window to mask off. Ive seen $25 a window to $50.  Interiors without flooring can be factored the same way. When you start having to do multiple colors, cut ins, masking, room isolation...etc. the price jumps considerably. I always start with a base of $0.85 a sq foot and figure it out from there. the season plays a major role too. paint and materials are charged separatly and are typically marked up at a minimum of 15%. I always tell clients this. that way they pick the paint out they want and what quality they want as well. Anyways...thats your base. 1250 sq foot home @ .0.95 a ft = $1,187.50 (one color). Pressure washing, Add another $45-$55 per hour. a 1250 sq ft home is not going to take longer than 2-3 hours if its a single story.

Because of our wet/cold weather, another painter was booked out through August as of May 7th, 2016.  Anyone even thinking about a VA loan refi should get estimates for painting and pest inspections BEFORE starting on the loan paperwork, otherwise you will have difficulty getting painting and inspections done in a timely manner (and it is my understanding this is common with VA loans.)

First off, the picture on the top THAT IS A HOME OWNERS PAINT JOB. If you here a school kid or your neighbor, this is what you get. I was a painting contractor for the better part of 40 years and never saw a PAINTER (even the worst painter) leave a mess like that. Maybe the electrician or the carpenter but, that is not something a painter could even do if they tried. https://youtube.com/embed/b6_WEt9k_Hw
